New Processes in Response to COVID-19

 

Real Estate Buyers – 

In the buying process, we have to adjust to the COVID-19 pandemic and new requirements and guidelines for showing property.  The agent must ensure all buyers are pre-qualified or have proof of funds and are ready to buy now before making any showing appointments.  Buyers agreements will need to be signed before any showings are scheduled.  

No more than two buyers are allowed in a property at one time with the real estate agent.  Before the showing, the agent will turn on all lights and open all doors, if they are not already on and open.  Buyers should not touch anything once inside the home during a showing.  The agent will escort the buyer outside of the home after the showing and then properly sanitize all light switches and door knobs accessed during the showing.  Masks are required inside every occupied home and shoes must be removed or booties utilized during a showing.  Social distancing is maintained at all times.  Buyers must drive themselves.  

Video chat tours are available and encouraged for anyone immune compromised or unable to tour properties in person.

Once a buyer is ready to make an offer, we utilize secure online platforms to create the offer, acquire signatures, and to present the offer to the seller’s agent.  No contact needed.  We can schedule video or phone calls for discussions.  

Once under contract, inspections/surveys/appraisals will be scheduled where needed.  We ensure all vendors are following COVID-19 guidelines provided by the CDC and any local requirements.  Attorney’s each have their own requirements for closings and this will be communicated well in advance of closing.

 

 

Real Estate Sellers

Listing a home during this time is possible and with the inventory levels it is needed and encouraged.  Just know that during this time you have a lot of options and can decide how you want to sell.  

We will set-up a phone call and discuss all of the options.  You get to decide what is most important, how you’d like to handle showings (or not), and the timeline.  Based on the initial call discussion, we will set up a video call or physical meeting to tour the property and complete the listing paperwork.  

Once you decide a list date, we will work with you to prepare your home for the market, schedule photographer/videographer/stagers as needed, and prepare all of the marketing material.  You can decide to do as much or as little as you want and we will provide you with the information/data/trends to shape your expectation for pricing and timeline based on your decision.  

Video tours have become very important during COVID-19 and helps get many eyes on your listing.  This can be good or bad, depending on your privacy desires.  We understand you and will execute a marketing plan for your needs.  You do not have to sacrifice confidentiality and privacy to sell your home.  This is what makes us very different.

Once the listing is active, we will set showing requirements based on the strategy created in pre-listing discussions.  We will discuss what you can expect with current buyer activity and our goal is to maximize your goal and priorities.  The upfront work is critical for a smooth transaction and getting you the best buyer and outcome to get you to closing.  

Presenting offers and agent/seller discussions can be video chats or phone calls.  With multiple offers being highly likely these days, we will discuss the pros and cons of each, weigh your priorities to the offers received.  Once an offer is selected, we utilize secure online platforms for digital signatures to complete the offer acceptance and get you under contract on your home.

Architecture Design Projects

Initial discussions are performed through phone calls.  After initial discussions, a site visit is often required while maintaining local social distancing requirements at all times.  Design reviews can be scheduled as video calls or site visits, where necessary.
