Why You Need a Game Plan Before You List Your House

It is incredibly important to priortize the list and know what order to act. If time is precious, you won’t want to waste it doing things that won’t matter as much.

What is needed for your game plan?

What are the factors at play?  You should know if it is a buyer’s market or a seller’s market.  This will greatly impact your approach to selling your home.  What season will you be selling?  What is the current condition of your home?  How does this compare to your competition now?  What is the availability of contractors, inspectors, photographers, etc. that will be needed in preparing the home to sell?  What are you willing to do?

What is the timeline?  This can mean your timeline to get where you need to go (are you building, looking to buy locally, moving out of state, etc.), the timeline that the market will dictate based on current trends, or simply the timeline from deciding to sell to it actually going on the market.  

What is important to you?  Time, money, simplicity/ease?  Once you determine what is most important to you, you’ll know what direction you need to go.  There are many paths you can take to get you to the same outcome…selling your home. There may be a different approach if timing is more important than money or if simplicity is more important than timing. If money is more important then you may to prep more and depending on the market, may need to anticipate more days on market. As long as you know this going into it, you’ll be prepared for various scenarios.
